Want to Sell?

2019 will be a great year to market your property.

Ask for:

Diane Weaver (Simms)

Mark Weaver

Larry Weaver

2018 was outstanding for sales! We need inventory to market to our customers. We want your business and will work hard to bring you a customer prepared to pay top price!

Choosing an agency whose agents live locally and are familiar with and proud of the area is your first step to ensure that you get top dollar and the most rapid sale. DREAM WEAVERS is a 3 generation family of real estate agents all born and raised right here in SW Washington. We all “eat, breath and dream” about Western Washington Real Estate.  Established by Grandfather Gene Weaver in 1974 our family has developed over 4 decades of experience, knowledge and confidence to best represent your property. Our agents can quickly and accurately answer buyers questions. We know how to focus on the positives of the neighborhoods, schools and area features that a customer may find helpful.

Mark Weaver, our broker, is a master at marketing for our sellers and an excellent buyer and sellers' agent. He does much of our technology and internet marketing work.

Diane Weaver (Simms) is a top notch sales agent who teaches 1st-time homebuyer classes and is a residential expert both for buyers and sellers. Diane had a record breaking year in 2018 for residential transactions.

Chris Weaver is a General Contractor who builds homes and is a great resource for land development, repairs and building.

Larry Weaver works with a wide range of properties including Farms, commercial, land development, rentals, investments and large acreages.

Judy Weaver is the office administrator of the family and is extremely competent at making sure transactions and paperwork flow smoothly and phones are answered although she claims that “dealing with the Weaver family is similar to herding cats”.

Gene Weaver, the grandfather of the Dream Weavers team, has many old time customers going back to 1968 and still takes care of his people when they need real estate work done.

From the history of the Fort Borst Park in Centralia, to the knowledge of Capitol forest hiking trails near Olympia, to the outstanding school teachers in Rochester, to the history of the sandstone quarry in Tenino and the High School sports records in Elma, we know the area and the people. You won’t find a real estate family with more knowledge or more pride in their home area and we relay that to customers.  Want to know the flooding patterns, pioneer history, soil conditions, local farms, water quality, zoning, best restaurants?  Ask us! Our agents believe in home ownership. They all own homes and are raising or have raised their families right here.

Our Rochester office is also the headquarters for the local Rochester/Grand Mound Chamber of Commerce.

Whether you are selling your vacant lot, home, farm or business we have handled 1,000s of transactions and will manage your transaction from an initial consultation to help establish a marketing value to the day when you collect your check. We pride ourselves on repeat business and hope you’ll come to understand why.

Getting the Highest Price for Your Property
Curb appeal is key and could make a difference whether people make an appointment to take a closer look or drive right by. Staging can be important and buyers will give greater consideration to purchase your property if it’s neat and presentable. “As is” may not allow you to receive top dollar.

Closing Costs to Expect:

  • Title insurance fees are paid by the seller and the cost will depend on the sales price of    the home. Typically around $1,000.
  • Broker’s commission is a full-service fee and will range from 5% to 8% of the sales price of the property. Broker's commission is typically paid by the seller at the closing of a successful sales transaction.
  • Property transfer (excise) tax are the transfer tax typically paid by sellers.
  • Escrow fees are the document preparation fees for the final closing and are typically split between buyer and seller.
  • FHA fees and costs are sometimes negotiable between an FHA buyer and seller.
  • Home inspections fees are typically paid by the purchaser but may be negotiated. Many times a seller may agree to correct some issues found during a home inspection to help keep a transaction moving forward.
